Each unit comes fully-furnished with beautiful custom built furniture that was designed with student needs in mind.
This furniture is pre-selected for each unit, but you do get to pick between our four stunning colourways (dazzling dark blue, enchanting forest green, mystifying scarlet, and warm golden honey) based on your unit choice, preferences and the inventory we have available when you sign on.

All broken furniture should be reported to the Building Management Team for replacement. Accidental damages or bad wear and tear wouldn’t result in a charge, but any breakage at the fault of the tenant could result in replacement fees.
All furniture is designed and produced specifically for our apartments! Each item goes through a Quality Assurance process – with many items being tested in our employees’ homes!
We use fabrics and materials that are designed to last and be environmentally friendly.
Yes! Each unit’s common space and bedrooms come equipped with a large hanging cork board, allowing you to hang up your art, posters, and photos in order to personalize your space and really make it your own.
We just ask that you use sticky tack or command strips instead of making holes in the walls. Other than that, you’re more than welcome to bring in your own plants, knick knacks, and other decorative items that don’t require hanging.
Some units are larger than others and can accommodate additional smaller furniture such as seating (armchair, beanbag, floor pillow, etc.).
However, tenants will not have space to store large furniture such as beds, desks, dressers, tables, couches, or appliances.
If you have your own furniture, you’ll need to store it offsite or sell it prior to moving in.

Yes, you can assign your lease to another student if you can no longer stay in your lease. This may be subject to a lease assignment fee, and the incoming tenant will need to complete the application process before moving in.
Yes! All subletting requests must be submitted to the Building Management Team and may be subject to a small subletting fee.
Not at all! Renewing now means you can secure your unit at the best price available.
Laundry and parking are the only additional costs at the building.
Our rent is all inclusive, which means it includes electricity, water, heat, and internet.
A guarantor or co-signer is the individual who will be responsible for paying your rent in the event that you are unable to.
This role is usually taken on by a parent or guardian, and it acts as a safety net to ensure that your rent is always covered since student life can be tumultuous, and stable, consistent income isn’t always guaranteed as a student.
Your guarantor or co-signer must be able to prove a minimum income of $40k/year. We may request a credit or background check be completed for the guarantor, and all guarantors will be called after signing to confirm their obligations and to receive information on the apartment.
Alternatively, students earning $40k/year themselves may proceed without a guarantor. If this is the case, we may request a credit check instead.
There are lots of different ways to find a roommate; you could take advantage of online resources like Facebook groups in your city, even TikTok, or you could do it the old school way and find someone you’d like to room with in your classes, any clubs you’ve joined, or at school-related events.

No, everything is included in your rent: utilities, internet, furnishing. All you have to do is move in!
All you have to do is fill out an application form and one of our agents will get in touch with you as soon as possible.
We offer 12 month leases, however occasionally we are able to offer 8 or 4 month leases as exceptions when available. This is typically rare, but can happen.

Rent can be paid as an automatic autopay payment each month, or as a regular payment all through our secure payment and management system, Buildium!
LeMILDORÉ offers in-building bicycle parking for 60 bikes! The bike parking room is located on the basement level.
Yes, LeMILDORÉ offers two private study rooms in the building with conference table seating, TV screens, and couch seating! These rooms can be booked through the Building Management Team.
LeMILDORÉ is located in Montréal’s downtown core which, like any other major city’s downtown area, is heavily populated and can sometimes become dangerous at night. However this area is populated by many other university students and Montreal is generally a relatively safe city. We advise all tenants to take general safety precautions and be aware of their surroundings at all times.
The building itself has a secure FOB buzzer system at the entrance, as well as security cameras on each floor and high-level security on weekends. Your safety is our top priority!

Yes, we have full time staff on site Monday through Friday, with Community Ambassadors and Security around on the weekends.
We also have a 24/7 phone line for emergencies and the General Manager is always on call for emergencies.
Yes, each tenant in the unit is required to carry their own tenant’s insurance for their own belongings.
Tenant’s insurance covers your personal property inside of the apartment and also provides liability coverage for accidental damages or injuries to guests.
This is required for most rentals to ensure that your belongings are protected! It’s in your best interests to cover yourself in case there’s ever an emergency.
We have professional cleaning staff in our buildings who maintain the common areas and entrances.
When a roommate decides to leave your lease, you and your unit will need to find a new tenant who will take over their space on the lease agreement.
Any new tenants need to submit an application, guarantor forms, and other required documentation to be added to a Lease Assignment. Lease Assignments transfer the responsibility of the lease from one tenant to another.
Community Ambassadors, or CAs as we call them, are our resident student staff that live in the building.
They help the Building Management Team coordinate events, communicate with their floors, and build a community in the building.
You can look for active job postings to see if we currently need CAs in your city.
Questions or concerns should be directly to the Building Management Team through our property management software, Buildium.
Buildium hosts all maintenance requests and inquiries and is consistently monitored to ensure you get a response as quickly as possible.
University Apartments (UA) manages our buildings in house with a full management team.
At each property we have a dedicated group of staff just for those tenants and that building, and we also have a head office team at UA who oversee the success of all buildings in the cities we are located in.
Our buildings have a secure FOB buzzer system at the entrance, as well as security cameras on each floor, and full-time staff in the buildings weekdays from 9am to 5pm in addition to community ambassadors in the buildings at all times. Your safety is our top priority!

Since all leases typically begin on only 1 or two days of the year, we already anticipate a large number of move-ins that day. You won’t need to schedule the elevator, but you will need to book a move-in time for when you should begin to move-into your unit. Arriving right for the scheduled time allows for the entry ways, elevators, and hallways to be as clear as possible throughout the day.
To get into your apartment you’ll need to complete the following:
- Lease is signed, with all guarantor forms submitted and banking information (if applicable)
- Your deposit and/or first month’s rent has been paid (no deposit in Quebec, only first month’s rent).
- Tenants’ Insurance has been set up for each tenant in the building
You can move out at any point at the end of your lease term once you’ve completed your move-out inspection.
The Building Management team will reach out to all tenants about a month before the end of your lease to schedule this.
Generally the answer will be no. In our occupied buildings we have students living in the units up until the day before you move in.
There is only usually 12-24 hours for us to clean your unit top to bottom and make any repairs.
Yes, you can move in after your move-in date, but please discuss your move-in plans with the Building Management team so they can anticipate when you are arriving.
A few weeks before the start of your lease, a member of the building management team will reach out to you and your roommates to book a move-in time.
We rent our units out to students at a college or university within 20km of the building, since each unit has been designed and built to address the day-to-day realities of student life.
Our goal is to cater to students specifically. However it is not mandatory that you be a student in order to rent a unit at LeMILDORÉ, but rather preferred.
There are 70 fully furnished units and 2 study spaces, lounging areas, in-building laundry and a mini outdoor courtyard.

It is always best to find your roommates yourself since we can’t guarantee that we’ll find someone for you but we’re happy to try.
Yes. Longer leases allow for lower rent prices. If you are looking for a 4- or 8-month lease, your rent prices will be slightly higher to account for the cost of more frequent turnover and cleaning.
Have you ever bought a car? Maybe not but you probably know that not all Honda Civics are made equal. Our units are kind of like that. Within our 3-bedroom unit options, there are many variations including which floor you’re on, whether you get morning sun or afternoon sun, and the view from your window. For that reason, we added a bit of wiggle room to our pricing so that those who want to save a bit can and those who are willing to spend a little bit more for a better view have the option to do so.
